Retail Business Plan Templates: What Does a Lender Need to Fund a Retail Store?

Opening inventory is the check that scares retail owners most. It leaves the bank before the first customer walks in.

A lender wants to see how fast that stock turns back into cash. These templates start from customers and the average purchase, for stores on a street and stores online.

How a Retail Lender Reads Your Plan

Retail lenders think in turns. How fast does what you buy become what you sell?

  1. Sales you can explain. Customers a day times the average purchase, for a normal month.
  2. Inventory sized to the sales. Enough to fill the floor and cover the time to your next order. Not more.
  3. Cash left after the shelves are full. Rent, payroll, and advertising still come due.

Credit and your money in the deal count as well. The plan covers the rest.

Which Store Are You Opening?

A boutique, a liquor store, and an online shop all buy inventory. They sell it very differently.

Example: Sizing Opening Inventory

Illustration only, with round numbers. Lead times and margins vary by product.

LineExample
Expected monthly sales$30,000
Product cost (40% of sales)$12,000 a month
Weeks until your next order arrives6
Inventory to cover 6 weeks (about 1.4 months)About $17,000
Plus a cushion for slow sellersAbout $3,000
Opening inventory to plan forAbout $20,000

Buy $50,000 of stock for $30,000 a month in sales and the cash sits on the shelf. Buy $8,000 and the store looks empty. The plan shows the lender you sized it on purpose.

What the Retail Models Track for You

You know your products. The model knows the math.

  1. Customers times the average purchase. That is the sales engine. Furniture and Retail Store use average sale per customer. Vending uses average vending sales.
  2. Inventory is a startup line. Along with build-out, furnishings or décor, equipment (vending machines for Vending), supplies, advertising, and working capital.
  3. Profit after product cost. The monthly profit and loss (P&L), a 5-year income statement, and a summary with charts.
  4. A Word plan for your store. Location, customers, competition, and the funding request.

What Retail Lenders Want Answered

Expect these across the desk.

  1. Why this location? Traffic, parking, and what is nearby.
  2. What does each sale cost you? Product cost decides your profit.
  3. How fast does inventory turn? Slow stock ties up cash.
  4. For online stores, what does a customer cost to get? Ads, shipping, and returns come out of every order.

Retail Plan Mistakes That Cost the Loan

Dr. Paul has reviewed 1,000+ plans. Store owners repeat these.

  1. All the cash into opening inventory. A full store with an empty bank account still closes.
  2. Forgetting product cost. Sales look great until you subtract what you paid.
  3. Holiday sales every month. Use a normal month.
  4. Leaving out shipping and returns online. Every order carries them.
  5. No plan for slow movers. Some products will not sell. Plan how to clear them.
